Translating Our Vision into Reality
We have set out our vision together with our core design principles for the site and described the key features that we wish to retain and enhance, and how these translate into our Concept Masterplan vision diagram for your feedback and further ideas. This Concept Masterplan vision diagram is the starting point of our roadmap to preparing a more detailed comprehensive masterplan to support a Phase 1 Outline Planning Application and ongoing Local Plan promotion.
Preparing a comprehensive masterplan
Moving forward, the Concept Masterplan vision now requires refinement through our public consultation programme, to arrive at a ‘Comprehensive Masterplan’. This will ensure that the proposals put forward for planning application approval will be robust and have fully considered all views put forward to us in developing the masterplan for delivery of the scheme.
We’re looking to deliver the Garden Village in two phases through the Local Plan process and associated planning applications.
Local Plan & Site Delivery Timeline
Outline Planning Application – Phase 1
Our first outline planning application will be for up to 2,750 dwellings plus mixed uses. The plan identifies what will form Phase 1 as part of the wider concept, with the exact extent of the open space to the northwest to be determined. The current extent of the open space shown as delivered in Phase 1 includes a landscape buffer to the Sites of Special Scientific Interest (SSSI) to the northwest. The extent of Phase 1 reflects the current emerging Joint Local Plan allocation.
Outline Planning Application – Phase 2
This second phase outline planning application as shown in the plan. It would complete the delivery of the Concept Masterplan vision, adding in the order of 2,500 more dwellings, a mixed-use centre, a primary school, further employment opportunities, extensive open space and associated infrastructure.
Delivery of new housing and facilities
The timeline graphic above illustrates our current projections of how the Phase 1 and Phase 2 planning applications will align with the Local Plan Development Framework review and adoption process, and when delivery of housing and other uses would occur, with infrastructure development commencing from 2028.
